No. We work entirely from the photos you supply, which is what makes us fast and affordable. You skip the cost and scheduling of a photographer, and we handle everything after the shutter. If your source photos have gaps, we'll tell you what to re-shoot on a phone before we start.

The better the input, the better the result. Ideally: high-resolution JPG or PNG, shot in good light, wide angle, held around chest height, with rooms tidy. Phone photos are welcome as long as they're sharp and well-lit. If something won't produce a good result, we'll flag it before charging you rather than deliver something weak.

Where a service shows a possibility rather than the current reality — a dusk sky, staged furniture, a renovation preview — we render it realistically and label it clearly, so no one ever mistakes a simulation for the real thing. Our rule is enhancement, not fabrication.

We never hide a property's true condition or change what it physically is. We won't alter a room's structure or geometry, we won't remove or conceal defects (our occupied-to-vacant service deliberately leaves defects visible), and our object removal covers temporary items only, never permanent features or problems. Transformations like day-to-dusk, staging, and renovation show a genuine possibility, and each one carries a clear label so buyers always know what they're looking at.

Virtual staging digitally furnishes an empty or sparse room so buyers can picture living there, without renting a single piece of furniture. It's faster and far cheaper than physical staging. We add furniture and décor only — the room itself stays exactly as it is — every staged image carries a staging label, and one revision is included so you can fine-tune the look.

In most markets, yes, and the rules are tightening. Many MLS (Multiple Listing Service) boards and professional codes require you to label edited, staged, or AI-altered images, and some regions now require access to the original photo too. Disclosure is ultimately the agent's responsibility under local rules, so please check your MLS and regional requirements. You'll get a single private gallery link for each listing — no app or login needed. Open it on any device, review everything, and download in one click. Photos come in two versions: full-resolution for print and archiving, and an MLS/web-sized set already optimised to upload to your portal without errors. Video tours download as a standard MP4 (1080p) that plays and uploads everywhere. Everything is delivered at full quality, so please download from the gallery link rather than asking us to email or text files — email and messaging apps automatically shrink and re-compress images and video, which quietly degrades the work.

You get full rights to use every deliverable to market your listings. In return, we ask you to confirm in writing that you hold the rights to the source photos you send us, since we can only work with material you're entitled to use.

Yes. Your photos and listing details are handled confidentially and used only to produce your deliverables. We won't keep or reuse your material without your consent — if we'd ever like to feature a before-and-after in our portfolio, we'll ask you first.
